The Second Creek Farm Neighborhood

The Second Creek Farm neighborhood is a covenant-controlled single family home neighborhood located about 1/4 mile south of the intersection of 104th Avenue and Tower Road in Commerce City. The neighborhood is comprised of 923 single family homes constructed between 2020 and 2025. The home builder for this neighborhood is LGI Homes.

The neighborhood is serviced by two metro districts and an HOA. Second Creek Farm Metropolitan District No 2 (the District) encompasses two non-contiguous sections of the Second Creek neighborhood: (1) 172 homes between E 89th Place and E 88th Avenue and (2) 240 homes between E 93rd Place and E 96th Ave.

The neighborhood is approximately four miles from a King Soopers superstore and a Walgreens, seven miles from the Denver International Airport and 1.6 miles from the E-470 Highway.

Second Creek Farm Metropolitan District No 2

Second Creek Farm Metropolitan District No 2 (the District) is a quasi-municipal corporation and political subdivision of the State of Colorado. The District's boundaries wholly encompass the Second Creek Farm neighborhood and the District's board of directors are elected solely by Colorado registered voters living and/or owning property within the Second Creek Farm neighborhood.

In 2019, the District entered into a capital pledge agreement with Second Creek Farm Metropolitan District No 3 (SCFMD3) where the District has agreed to levy a debt mill levy and remit the property tax revenues from such collections to the Bond Trustee for SCFMD3's 2019 bonds. The amount of voter-authorized debt used by the District under this agreement is equal to the debt mill levy revenue actually collected by the District and total property tax revenue collected under the District's debt mill levy shall not exceed the voter-authorized borrowing limits allowed by the voters. 

The Second Creek Farm Homeowners Association (HOA) provides the following services to the neighborhood: (1) maintaining the open spaces and recreational facilities within the neighborhood, (2) monitoring and enforcing the neighborhood's restrictive covenants and maintenance standards applicable to every lot and (3) providing architectural review services in accordance with the neighborhood's restrictive covenants and architectural guidelines. The District also collects property taxes to repay the debt that was incurred several years ago to finance the roads, utility lines and other public infrastructure within the neighborhood.

Trash Service
	Commerce City provides weekly trash pick-up service to the neighborhood through its contractor - Waste Management.
